PTK Consulting Limited - Our client, a premium Real Estate Company, is recruiting suitably qualified candidates to fill the position below:Job Title: Property & Sales ManagerLocation: LagosJob DescriptionWe are in need of an experienced Property & Sales Manager who would be responsible for the overall management of assigned residential, industrial or commercial properties.Main Job Tasks and ResponsibilitiesMarketing:Implement marketing initiatives to achieve occupancy goalsManage and control advertising budgetsAdvertise and fill vacanciesObtain referrals from existing tenantsProcess applications and follow up with applicantsPromote and show properties to prospective tenantsInterview, qualify and place tenantsMaintain updated availability reportsKeep rental at optimum capacityMaintain in-depth knowledge of market conditions.Administrative:Negotiate, prepare and enforce leasesComplete all required paperwork for new tenantsCollect security depositsEnsure the premises is ready for new occupantsMaintain all statutory required recordsEnsure compliance with relevant laws and regulationsEnforce terms of rental agreements.Financial:Establish appropriate rental rates by conducting market research,determining costs and considering profit goalsPrepare and distribute monthly statementsEnsure timely payments and collectionsMinimize rental arrearsCoordinate default proceedingsSchedule expendituresCheck and pay invoicesPrepare annual budgetsAnalyze and correct budget variancesKeep accurate and up-to-date financial recordsPrepare weekly and monthly financial reports.Tenant/Resident Relations:Orient new tenants to the propertyInvestigate and resolve resident complaints and concerns in a timely and efficient mannerEnforce occupancy policies and proceduresMaintain timely communications with residents and tenantsMaintenance:Monitor and complete maintenance and repairs timorously and cost-effectivelyEnsure security of premises and maintain security devicesOrganize incoming and outgoing inspections and prepare inspection reportsImplement preventative maintenance programsOversee capital improvement projectsNegotiate and manage contracts with outside vendors.Staff Management:Hire, train and evaluate property staffDirect and control all personnel and resources to ensure property isproperly maintained and owner objectives met.
